Looking to sell and not sure where to start?

#1. What is your exit plan?

Depending on the market, your home may sell very quickly and you need to have a plan if it does. Have you already purchased your new home? Can you rent somewhere if need be? Do we need to have a long/short closing date in any future offers? 

#2. Is your property ready?

Do a thorough walk through inside and outside. Make a list of little things that you can do to best show the property. De-clutter! A lot of people have a hard time visualizing so clear out the excess, take the photos and notes off of the fridge, power wash the patio - minimalize! If you have a few odd jobs needing to be done, (like fixing that creaky step on the deck, taking the greenwaste pile out of the backyard, or tightening a gutter) hire a handyman! First impressions are key and any effort you put in beforehand will benefit you later on with the sale. 

#3. Are you ready for when the listing goes live?

The first two weeks of a new listing are crucial. Make sure you are available for questions and offers. 

Double check that you've notified any tenants and have their consent in writing for showing their unit and that you've talked about both of your expectations. 

Do you have pets? Have a plan for your pets to get out of the house during showings to reduce their stress. 

You may even want to have a current building inspection available for potential buyers to know the details of your home before they offer.
