#1. Speak to your mortgage broker or bank for a pre-approval.
This is the most important step to take as you start your search for your new home. Pre-approvals take a bit of time and effort but once you've done it you will know what price range you can shop for comfortably.
#2. Really think about your specific wants and needs.
Give as much detail as possible. How many bedrooms and bathrooms? Square footage, yard size, schools close by, garden, workshop, secondary suites, etc? Open concept or separate dining room? Do you need a lot of storage? Planning on growing your family and need extra rooms? The little details will help sift through unsuitable properties or help me find you a hidden gem that you might not have considered before.
#3. Which area best suits your lifestyle?
Are you familiar with the different communities on the Coast? Do you have a specific area you would like to be close to to best suit your needs? ie: Need to commute, want to be by a specific school, close to work, close to family, etc.
#4. Do you have a time frame?
Timing is tricky and it is best to sort out as early as possible. Are you renting and need to still give notice? Has your current property sold and you need to be out by a certain day? Think about timing options early so if you do write an offer you know which dates will work best. If you are flexible with dates, it may even give you an advantage with competing offers.
